Tech firm Zenzero relocates to historic Leeds site Concordia Works

Zenzero, a growing IT support services firm, is set to occupy 3,056 square feet on the second floor of Concordia Works, a historic former yarn and cord warehouse in Leeds city centre. The deal, struck on a ten-year lease, was overseen by the Leeds office of property consultancy Knight Frank.

Zenzero provides IT support, cyber security consultancy and IT consultancy for small and medium-sized enterprises, and holds ISO 27001 certification for information security. Louis Lawley-Adams, the company’s strategy and business operations director, said: “Moving to Concordia Works marks an exciting new chapter for Zenzero. The space will provide the perfect setting for our staff to collaborate, innovate, and thrive, while supporting the continued growth of our business. We’re incredibly pleased to be part of this next step and look forward to everything this move will bring for our team, our customers, and the wider community.”

Lawley-Adams joined Zenzero in 2019 as a placement student and rejoined in June 2021 after completing his degree, progressing from the Security Operations Centre to his current director-level role. He was appointed a director of Zenzero Solutions Limited on 1 July 2025. The company recently changed its registered office address to 46–47 Britton Street, London EC1M 5UJ.

A building reborn

Concordia Works was built in the early 20th century as a yarn and cord warehouse. Spanning five floors and 13,922 square feet, it underwent a £2 million refurbishment by landlords Boultbee Brooks, who transformed it into modern office space while preserving its original structure and period features, including exposed brickwork, trusses and cast iron columns. The result was described by the developers as a “sophisticated industrial aesthetic” and a “dynamic, high-spec loft-style workspace”.

The refurbishment earned the building a major honour at the British Council of Offices (BCO) Northern Awards in May 2017, where it was named best new office in the “up to 1,500 sq metres” category. It went on to win the BCO National Award in the same category later that year, with judges praising its “transformative space” that balances modern business needs with historical integrity.

Zenzero joins a growing community of tech and professional services firms at Concordia Works. Software company PanIntelligence moved into the third floor last summer (2025), taking 3,036 square feet on a five-year lease. PanIntelligence, founded in 2014 by Ken Miller and CEO Zandra Moore, provides data analytics and business intelligence software under its Pi platform. It has attracted significant investment, including £3.5 million in Series A funding from YFM Equity Partners in 2019 and a six-figure sum from Leeds entrepreneur Martin Port in 2022, and opened a Boston office in 2019.

Caldero occupies the ground and lower ground floors. Previous occupiers have included Sandstone Technology, a global digital banking software company, which took the first floor in December 2017, and Bark & Bite, a Yorkshire television and video production company. Only the newly refurbished first floor now remains available for lease.

Transport links and location

Concordia Works sits in a prime city centre location, just a short walk from Leeds City Station and the main retail heart of the city. Victoria Harris, an associate in the office agency team at Knight Frank in Leeds, highlighted the building’s connectivity: “Concordia Works has excellent transport links with the property just moments away from Leeds City Station. The M1 and M621 motorways are only a five-minute drive away and two large multi-storey car parks are located 100 yards from the building’s front door. For those who prefer a greener mode of travel, riverside cycle paths run close to Concordia Works.”

Knight Frank’s Leeds office has been active in Yorkshire for more than two decades. Harris specialises in the sub-10,000 square foot leasing market, while partner Eamon Fox leads the office agency team, focusing on office development in the region. Sam Jamieson, also from the Leeds office, previously brokered the Sandstone Technology letting in 2017.

Harris added: “By creating cutting-edge workspace in an attractive, historic setting, Boultbee Brooks have satisfied a pent-up need for trendy office space in the centre of Leeds. We expect significant interest in the remaining space in the building.”
